Schluter Home Additions & ADU: The Austin Owner’s Guide
Most Austin homeowners don’t think about waterproofing systems until something goes visibly wrong inside a newly built addition or ADU. What starts as a faint musty smell or a loose tile in a shower niche is often a failing Schluter membrane system underneath. Full Schluter-system home additions in Austin typically run $45,000 to $130,000, while detached ADUs built with Schluter waterproofing and uncoupling membranes land between $90,000 and $220,000. If your existing Schluter installation is failing, we diagnose the specific point of failure and give you a written quote for the fix before any work starts.

What we see most often in Austin: builders who skip the Schluter manufacturer’s required thinset type, seam-tape overlaps, or corner pieces to save an hour. Texas heat and humidity then do exactly what the missing step invited them to do. The failure shows up as cracked grout, water staining on the ceiling below, or tile corners that lift and click when you step on them.
Which Schluter Systems This Applies To

Schluter produces several product lines that matter for Austin additions and ADUs, and they are not interchangeable. The big three we work with daily: KERDI-BOARD (the waterproof foam backer panel used for shower walls and bathroom rough-ins), DITRA and DITRA-HEAT (the uncoupling and floor-warming membranes under tile), and KERDI waterproofing membrane (the orange fabric that wraps shower pans and niches). If your addition was built in the last ten years, there is a strong chance one or all three are behind your tile.
The compatibility gotcha worth knowing: Schluter changed KERDI-BOARD thickness availability over time, and older installations often used 1/2-inch board where current code in Austin now wants 5/8-inch at certain stud spacing. You cannot reliably swap one thickness for another without checking your stud layout first. Also, DITRA has specific thinset requirements above and below the membrane, and using the wrong bag voids the Schluter warranty. That is the number one thing we correct on retrofit jobs in neighborhoods like Allandale and Mueller, where additions were built quickly during the 2018-2021 housing rush.
OEM versus aftermarket: for Schluter specifically, we recommend OEM. The KERDI seam tapes, KERECK corner pieces, and KERDI-BAND edge profiles are engineered to a tight tolerance, and the Schluter warranty only applies when all components come from Schluter. Off-brand uncoupling membranes exist and cost less, but we have pulled too many of them up after tile failures to recommend them under a bathroom floor you plan to live with for twenty years. Penhallow Remodeling Austin is an independent remodeler and not affiliated with Schluter, but we install their systems regularly and stock the core components on our job trailers.

Signs Your Schluter Waterproofing System Is Failing
- Grout cracking along shower floor seams or wall corners. This usually means the KERDI membrane was not lapped the required two inches at seams, so the substrate is flexing and transferring movement into the tile.
- Water staining on the ceiling below an upstairs bathroom. A properly installed Schluter system should never leak. Staining means a penetration point, usually around a drain assembly, a niche, or a bench, was sealed incorrectly or not sealed at all.
- Tile lifting or a hollow sound when tapped. Hollow tile over DITRA or KERDI generally means the mortar did not fully bond. This can happen when the thinset skinned over before the tile was set, common in unshaded Austin jobsites during July and August.
- Musty odor in a new addition that never clears. Moisture is getting behind the tile and sitting in the wall cavity. By the time the smell is noticeable, the framing behind the tile may already be darkened.
- Cracked caulk at wall-to-floor transitions that keeps reappearing after recaulking. The joint is moving because the substrate behind it is moving. Caulk is a bandage; the real issue is underneath.

AfterReplacement Cost & What’s Included

When we talk about a Schluter repair or replacement in Austin, the most honest number we can give over the phone breaks into tiers. A targeted repair, replacing a failed shower pan membrane and the tile above it, typically runs $4,500 to $12,000 depending on shower size, tile choice, and whether we are rebuilding the KERDI-BOARD walls or just the floor. A full bathroom tear-out down to the studs and a complete Schluter system reinstall runs $9,000 to $28,000. For a whole addition or ADU that needs its wet areas rebuilt properly from the substrate up, the math follows the full remodel range of $45,000 to $130,000.
What drives the spread more than anything is what we find once tile comes off. Sometimes the Schluter membrane is intact and the failure is isolated. More often in Austin, the original installer skipped KERDI-BAND at the wall-to-floor transition, and water has been working on the framing for two or three years. That is when a $4,500 repair becomes a $14,000 rebuild, and we would rather tell you that after inspection than surprise you midway. Every quote comes with a written price before work starts, and the Schluter work carries our 365-Day Done Right Promise: if it fails within a year, we come back and fix it at no charge.
DIY or Call Us?
There is a real safety line here, and we will say it plainly: demo work in a failed wet area is not a Saturday project. You are cutting into tile and board that may have hidden mold behind it, and you can damage plumbing, electrical, or load-bearing framing without knowing what you are looking at. What you can safely do yourself is document and monitor. Check whether grout lines are cracked in a straight line following a seam. Look for staining on the ceiling below. Test whether tile corners flex under thumb pressure. Note the shower model year if you know when the addition was built. Then call an Austin remodeler who works with Schluter systems regularly. We will give you a real diagnosis and a written quote, not a guess. Tell me what you need, I’ll tell you what it costs, and we’ll go from there.

FAQs

A Schluter membrane system, installed to spec with the correct thinset and seam overlaps, should last the life of the tile assembly above it, typically 30-plus years. The failure point in Texas is rarely the Schluter product itself; it is the installation shortcut, the wrong mortar, or the missing corner piece. We have opened ten-year-old Austin showers with KERDI still dry and intact behind cracked tile, and the membrane was never the problem.
It depends entirely on where the failure is and how long moisture has been traveling. A failed seam at a niche corner can often be repaired by removing the niche tile, rebuilding the Schluter waterproofing, and reinstalling. A failed pan-to-wall transition that has been leaking for years usually requires pulling the shower floor, letting the framing dry or replacing it, and reinstalling the Schluter system correctly. We will tell you the cheaper option when it is safe and the honest option when it is not. Call (325) 225-5429 and we will inspect it.
A targeted niche or seam repair typically takes two to three working days, including tile work and waterproofing cure time. A full shower pan rebuild with new KERDI and DITRA takes five to seven working days depending on tile size and whether grout and mortar need extended dry time in Texas humidity. We write the timeline into your quote, along with a defined arrival window for every day we are on site.
Yes. Our crews keep standard KERDI membrane rolls, KERDI-BAND, DITRA matting, and KERECK corner pieces on the job trailer for Austin repairs. Specialty sizes and KERDI-BOARD thicknesses are ordered locally and typically arrive within two to three business days. We also stock and install complementary trade brands including KraftMaid cabinetry, Cambria quartz, and Silestone countertops when a wet-area repair expands into a bath or kitchen remodel.
