Sakrete Home Additions & ADU: The Austin Owner’s Guide

If you’re planning a home addition or ADU in Austin and want Sakrete concrete products to anchor the foundation, slab, or footings, you’re looking at a project that typically runs $45,000 – $130,000 installed, depending on square footage, site prep, and whether we’re tying into existing plumbing and electrical. For a detached ADU, the range climbs to $90,000 – $220,000 once you factor in a separate foundation, utility runs, and finishes that meet Austin’s current building code. Most homeowners discover a concrete-related problem not at the pour itself but six to eighteen months later: a hairline crack running through a corner, a slab that’s spalled at the edges, or a step that’s settled a half-inch out of level. We stock Sakrete-compatible mixes and additives for foundation work, and if a slab or footing has failed, we’ll tell you honestly whether it’s a patch job or a tear-out-and-repour.

Which Sakrete Models This Applies To

A second-story addition that matches the existing roofline

Sakrete doesn’t make “models” the way a faucet manufacturer does. What matters is the specific mix and additive you used, or the mix your previous contractor chose, because that determines how we approach a repair or a new pour. Common Sakrete products we work with on Austin additions and ADUs include the 5000 Plus high-strength mix, the Fast-Setting mix for posts and footings, and the Crack-Resistant mix for slabs and walkways. Each has a different cure profile and psi rating, and a mix rated at 4,000 psi isn’t interchangeable with one rated at 5,000 psi when you’re pouring a load-bearing stem wall. The bag label will list the mix number and batch code; take a photo of it before you toss the empty sacks, because we can’t reliably identify the exact formula from a description like “the gray bag from Home Depot.”

OEM versus aftermarket isn’t a meaningful distinction for concrete, but the mix your job requires is. Penhallow Remodeling Austin is an independent remodeling contractor, not affiliated with Sakrete. Where other brands matter is everything that sits on top of the concrete: we install KraftMaid and Wellborn cabinetry, Cambria and Silestone countertops, and Kohler, Moen, and Delta fixtures in the finished space. The concrete has to be right first, or nothing else stays level.

Signs Your Sakrete Home Addition & ADU Concrete Is Failing

  • Hairline cracks that widen after rain. Austin’s clay soil expands and contracts hard during wet-dry cycles, and a slab that wasn’t poured with proper control joints will telegraph that movement straight through the concrete.
  • Spalling or flaking at the surface. This usually means the mix was over-watered at the pour or the surface cured too fast in Texas heat. Either way, the top layer has delaminated and will keep peeling.
  • A step or corner that’s settled out of level. Settlement points to a compaction problem or a footing that wasn’t dug deep enough for Central Texas soil, not a defective mix.
  • Efflorescence, that chalky white residue. It’s water pulling minerals through the slab. It’s not structural by itself, but it tells you moisture is moving through the concrete where it shouldn’t be.
  • Cracks that run diagonally from a doorway or window corner. Those are load-path cracks. They usually mean the slab is carrying stress the reinforcement wasn’t placed to handle.

None of these are cosmetic when they show up on a load-bearing surface. A crack through a foundation wall in Leander behaves the same as one in Pflugerville, and neither fixes itself.

Replacement Cost & What’s Included

A finished backyard cottage with a small covered porch

A full home addition on a Sakrete-compatible foundation in Austin runs $45,000 – $130,000. A detached ADU runs $90,000 – $220,000. Where your number lands depends on square footage, soil conditions, foundation type (slab versus pier-and-beam versus stem wall), and how much plumbing and electrical trenching the site requires. Repouring a failed slab section, by contrast, is a smaller job: figure $4,500 – $12,000 for a partial tear-out and repour with proper reinforcement and control joints, though that number moves once we know how far the damage extends under existing walls.

Every quote includes the concrete and rebar or mesh, site prep and haul-off of old material, and a written price before any work begins. If the new pour fails inside a year due to our workmanship, the 365-Day Done Right Promise means we come back and fix it at no charge. You get that in writing, not as a verbal nod.

DIY or Call Us?

Patching a small walkway crack with a Sakrete repair product is a reasonable weekend job. Digging out and repouring a load-bearing footing under an occupied addition is not. The danger here is less about the concrete itself and more about what happens if a structural pour is done wrong: a settled slab under a finished room puts uneven load on the framing above it, which can twist door headers, crack drywall, and in a real worst case, compromise the structure. That’s a repair you don’t want to inherit twice.

If you see a crack you can slide a quarter into, or anything has visibly settled, call us. We’ll look at it, tell you what’s cosmetic and what isn’t, and give you a written number either way. Tell me what you need, I’ll tell you what it costs, and we’ll go from there.
