Moen Home Additions & ADU: The Austin Owner’s Guide
If you’re planning a home addition or ADU in Austin and want Moen fixtures throughout, the installed cost typically runs $45,000 – $130,000 depending on square footage, plumbing rough-in complexity, and how many Moen fixtures you’re installing. We install and service Moen kitchen and bath fixtures as part of our larger remodels and additions, and we stock common Moen cartridges, trim kits, and valve bodies on our trucks. Most owners reach out after a failed part derails an otherwise solid addition, or when they realize their builder-grade fixtures won’t hold up in an Austin ADU that is rented year-round.

The typical call starts the same way: a Moen faucet in the new ADU kitchen drips, the shower valve in the addition runs cold, or the cartridge seizes after a few months of Austin’s hard water. Sometimes the issue is the fixture itself, and sometimes it is the rough-in work behind the wall. Either way, the part and the install need to be handled together so the fix doesn’t crack again in six weeks.
Which Moen Models This Applies To

Most home additions and ADUs we build in Austin use Moen’s M-CORE valve system for showers and tub/shower combos. That matters because the M-CORE body is a 4-port mixing valve, and the cartridge sits inside a polymer shell that is not backward-compatible with older Moentrol or Posi-Temp rough-in valves. If your plumber roughed in a Moentrol valve body but you bought an M-CORE trim kit, the trim will not seat. That’s the single most common compatibility mistake we’re called to fix after a DIY or handyman install.
The kitchen and lav faucets in Austin additions are usually Moen’s Chateau, Eva, Align, or Voss lines. These use Moen’s 1225 or 1255 cartridges depending on whether the faucet is older (1225, brass and plastic) or newer (1255, Duralast). The 1225 fits both one-handle and two-handle Moen kitchen faucets from the last 30-plus years. The 1255 fits the modern pull-down and motion-sense lines. If you have a Moen ExactTemp thermostatic shower in your new bathroom, the cartridge is model-specific, not universal. Grab the model number off the escutcheon plate or the fixture box, and match it before you buy. For OEM versus aftermarket, Moen’s Duralast cartridge carries a lifetime warranty when Moen installs the replacement. Aftermarket cartridges run about half the price and we see mixed results, especially with Austin’s mineral-heavy water. We stock OEM Moen cartridges on the truck because the warranty and the fit are worth it.

Signs Your Moen Home Additions & ADU Is Failing
- Faucet drips after you shut it off. The 1225 or 1255 cartridge inside is worn, or the inlet seals are scored with mineral buildup. Austin water is hard enough that a 5-year cartridge can fail in 3. The drip is the warning, not the failure.
- Shower handle turns but temperature won’t change. On an M-CORE valve, the pressure-balancing spool or the cartridge stops responding. You’ll get full hot or full cold, but no middle. Tenants in a year-round rental ADU report this fast.
- Water pressure from the Moen faucet suddenly drops. Sediment from Austin’s water supply or a failing aerator restricts flow. If cleaning the aerator doesn’t fix it, the cartridge ports are clogged or the supply stops are partially closed.
- Water is leaking from under the handle, not the spout. The cartridge O-ring or the retainer nut has failed, or the cartridge is cracked. This leak follows the handle, not the faucet body, and it will damage the cabinet or vanity before you notice the floor.
- Hot water goes cold after a few minutes in the ADU. This is usually a water heater sizing issue in the new addition, not the Moen fixture itself. But if the fixture’s pressure-balancing spool is sticking, it will annoyingly blend cold into the hot line. We check both when we test.

AfterReplacement Cost & What’s Included

A full home addition in Austin runs $45,000 – $130,000, and an ADU runs $90,000 – $220,000. When a Moen cartridge or valve fails inside that work, the fix is far smaller: a cartridge replacement alone typically runs $150 – $350 installed if we’re already on site, and a valve body swap or rough-in correction inside an existing wall runs $500 – $1,800 depending on access and tile work. The larger number on this page is for the addition or ADU itself, because if the fixture failed inside a poorly roughed-in addition, the repair is not just the part, it’s the opening-up and the re-tiling behind it.
Every quote we give is a written number before we start. The page or fixture says Moen, but the work behind it is Penhallow. We write the parts, the labor, and the guarantee separately so you can see exactly what you’re paying for. If it fails again within the 365-Day Done Right Promise window, we come back at no charge. No service call, no re-inspection fee. That’s the Kingswell standard, and it’s been the standard since 2004.
DIY or Call Us?
If you can identify your Moen model number and you have the right cartridge in hand, a faucet cartridge swap is a 20-minute job with a crescent wrench and some patience. Shut off the water at the angle stops, pop the handle, pull the retaining clip, and swap the cartridge. The risk is forcing the retaining clip and cracking the valve body, which turns a $30 part into an open-wall repair.
What we do not recommend doing yourself is opening a Moen M-CORE or ExactTemp valve in a finished wall to replace a cartridge that’s seized. The valve body is thermostatic, the cartridge can be under residual pressure, and the wall repair afterwards is more expensive than the fix. If you’re not sure, and you’re in Austin, call us. Tell me what you need, I’ll tell you what it costs, and we’ll go from there. The estimate is free at (325) 225-5429.
FAQs

In Austin’s hard water, a Moen 1225 or 1255 cartridge typically lasts 3 to 5 years, not the 10 – 15 you’ll see in softer-water cities. Mineral scoring shortens the lifespan, and a cartridge that drips is simply done. Call (325) 225-5429 for a replacement quote, and we’ll match the cartridge to your exact fixture.
No, Moen cartridges are sealed units and are replaced, not rebuilt. Cleaning the inlet screens and flushing the valve body can extend the life of a new one, but the cartridge itself is a swap-out part. Estimates for Moen work are free, and we stock the common cartridges on the truck.
A standard faucet cartridge swap takes 20 – 40 minutes, depending on access and how badly the old cartridge is seized. A shower or tub valve replacement inside a finished wall usually takes a half day, including the wall repair. We give you a written arrival window before the work starts, and we leave the jobsite cleaner than we found it.
Yes, we keep OEM Moen 1225 and 1255 cartridges, common M-CORE cartridge assemblies, and basic trim screws and aerators on our trucks in Austin. If we need a model-specific part, we source it from our local supply houses the same day. Call (325) 225-5429 and we’ll tell you whether we have your part in the truck before we schedule.
