Boral Windows & Doors: The Austin Owner’s Guide
Most Boral window and door parts we handle in Austin fall into two categories: weather sealing components (gaskets, sweeps, glazing beads) and hardware (locks, hinges, rollers). A typical Boral parts replacement runs $180 – $650 installed depending on the component and how much disassembly is involved. Homeowners usually discover the problem the hard way: a window that suddenly won’t lock before a storm, a sliding door that grinds instead of glides, or a draft that shows up in August when the AC is working overtime.

Boral built a reputation in the Australian and Texas markets for aluminum and aluminum-clad windows and doors that stand up to brutal sun. That’s exactly why you see them on so many Austin homes from the 1990s through the 2010s. But sun, grit, and hard water take a toll. Rubber dries out, rollers pack with dust, and locking mechanisms wear. The good news: most of these parts are still available, and we’ve matched enough of them to know which ones cross-reference and which ones don’t.
Which Boral Models This Applies To

Boral’s window and door lines changed over the years, and the compatibility gotcha is this: a part from a 2005 Boral Builders Series sliding door will not necessarily fit a 2015 Boral View Series door, even if it looks nearly identical. Boral changed roller housing depths, lock body widths, and gasket profiles between generations. We identify the right part by pulling the sash and reading the etching or label on the frame, then measuring the roller housing or gasket channel with calipers. If the label is faded, which happens often after a decade of Texas sun, we match by profile shape and hardware hole spacing.
We stock common Boral-compatible rollers, lock sets, weatherseals, and handles. For less common parts, we source from quality aftermarket manufacturers who make components specifically for Boral’s aluminum extrusions. We’re an independent Austin contractor, not affiliated with Boral, but we’ve done enough of these jobs to know when OEM is worth the wait and when a well-made aftermarket part will outlast the original.
If you’ve had work done near South Congress, there’s a fair chance Trevor Nash’s team has already matched Boral hardware on a home just like yours.

Signs Your Boral Windows & Doors Is Failing
- Sliding door takes two hands and a hip check to move. The rollers are shot. Boral doors ride on two or four nylon or steel-wheeled rollers that flatten over time. Once the wheel stops turning, the door drags on the track and chews it up.
- Window locks but still rattles in the wind. The locking cam and keeper have worn down, or the gasket has compressed so much that the sash doesn’t seal. You’re losing conditioned air, and in an Austin summer, that shows up fast on your electric bill.
- Condensation between the glass panes. The glazing bead and seal have failed, or the insulated glass unit itself has a broken seal. Boral double-glazed units can be reglazed or replaced without replacing the whole window.
- Door lock turns but the hook or bolt doesn’t fully engage. Misaligned strike plate or a bent lock mechanism. It still “clicks” but the door isn’t actually secured, which matters more than you’d think.
- Visible cracking or crumbling rubber around the sash or door panel. UV degradation. Fifteen years of direct sun turns Boral weatherstrip into something closer to hard plastic. Once it cracks, water and dust get in.

AfterReplacement Cost & What’s Included

In Austin, you’re looking at $180 – $650 for most Boral parts replacements, installed. A simple roller swap on a sliding door runs $180 – $280. A complete handle and lock set replacement is typically $220 – $380. Reglazing a Boral window with a new insulated glass unit runs $350 – $650 depending on size and whether we need to refinish the frame. If the track itself is damaged, add $100 – $200 for track repair or replacement.
What drives the range: part availability (OEM versus aftermarket), how much disassembly the job requires, and whether the frame or track needs work beyond the part itself. Every job gets a written price before we start. That number includes the part, labor, disposal of the old component, and our 365-Day Done Right Promise: if the part or the install fails inside a year, we come back and fix it at no charge. That’s in writing, on every job.
DIY or Call Us?
You can safely do a few things before you call. Clean the track with a vacuum and a dry brush. Check for loose screws on the handle and lock. Look for obvious chunks of torn rubber hanging from the sash. These things cost nothing and tell you a lot.
What we don’t recommend: pulling a Boral sliding door sash out of its frame by yourself. Those panels are heavy, the rollers drop out of adjustment easily, and forcing a stuck panel can bend the frame, turning a $200 roller job into a $900 door replacement. If the door is grinding or the window won’t seal, call us at (325) 225-5429. We’ll tell you over the phone whether it sounds like a simple part or something bigger. Tell me what you need, I’ll tell you what it costs, and we’ll go from there.
FAQs

Most Boral rollers, gaskets, and lock sets last 10 – 15 years in Central Texas, though south-facing doors exposed to full sun often need rollers and weatherseal by year 8. The heat dries out rubber and the fine limestone dust in Austin soil packs into roller bearings. If your doors are that age and getting stiff, it’s not bad luck, it’s time. Call (325) 225-5429 and we’ll give you an honest read.
Sometimes. Lock mechanisms can occasionally be cleaned and lubricated back to life, and a misaligned strike plate is a five-minute adjustment. Rollers with flattened wheels and gaskets that have gone hard need to be replaced. We’ll tell you which one it is before any work starts, and the written quote will reflect the repair, not a forced replacement. Call (325) 225-5429 for an exact quote, estimates are free.
Most single-part replacements, like rollers or a lock set, take 45 – 90 minutes once we’re on site. Reglazing a window takes a few days because the insulated glass unit is ordered to size. We’ll give you a defined arrival window and a written time estimate before the job, no surprises.
We keep common Boral-compatible rollers, lock sets, and weatherseals on the truck. For oddball sizes and older series hardware, we order and usually have the part in hand within 3 – 5 business days. If you want to check before scheduling, call (325) 225-5429 with your model or a photo and we’ll confirm availability.
Beyond Boral, we regularly source and install hardware for KraftMaid cabinetry, Cambria and Silestone countertop edge profiles, and related kitchen and bath components. It’s the same approach: match the part, price it in writing, stand behind the work.
