Blanco Home Additions & ADU: The Austin Owner’s Guide

We plan and build home additions and ADUs in Austin that are designed around the fixtures and finishes you already trust, including Blanco sinks and faucets. A full home addition in Austin typically runs $45,000 to $130,000, while a detached ADU starts around $90,000 and can reach $220,000 depending on size, utility runs, and finish level. Most Austin homeowners reach out to us when they’ve outgrown their current square footage, when an aging parent needs a place on the property, or when a rental unit starts looking like reliable monthly income.

Here’s the thing about Blanco in the context of a home addition: you don’t need to replace a Blanco sink or faucet just because you’re adding square footage. What you need is a contractor who respects the plumbing layout, the counter cutout specs, and the fixture spacing Blanco products require. We do. Trevor Nash has been building and remodeling in Austin for well over a decade, and his crews treat existing Blanco installations like something worth protecting, not something worth ripping out for convenience.

If you’re planning a home addition or ADU in Austin and want a written price before anyone swings a hammer, call (325) 225-5429. We’ll walk the property, talk through what Blanco components can stay, what needs to move, and put a real number in your hand.

Which Blanco Models This Applies To

When we say Blanco, we’re talking about the full residential lineup: the Blanco Diamond and Super Single bowl sinks, the Silgranit composite sinks (Blanco’s granite-composite material, not a coating), the Stainless Steel collection, and the full range of Blanco faucets including the Culina, Linus, and Alta lines. In Austin kitchens and ADU kitchenettes, we most often see Silgranit undermounts and Diamond series stainless sinks, and the plumbing rough-ins for a new addition have to account for the specific drain offset and bowl depth on these units.

The compatibility gotcha with Blanco: Silgranit sinks are thicker than a standard stainless sink, which means the countertop fabricator has to cut a slightly wider rim and the cabinet below needs a deeper throat on the undermount clips. If you’re adding a kitchenette to an ADU and plan to reuse a Blanco sink from the main house, we measure the exact bowl dimensions before the countertop is templated. A Blanco sink that’s 9.5″ deep won’t clear a shallow drawer stack underneath unless the cabinet is built to spec. That’s the kind of detail that turns into a $2,000 fix if nobody checks it first.

OEM versus aftermarket matters less for Blanco fixtures than it does for mechanical parts, because Blanco sinks and faucets don’t have many consumable components. What we do stock and specify are the correct Blanco drain assemblies, mounting clips, and supply line adapters. If we’re installing a new Blanco in your addition, we order from authorized Blanco supply channels. If we’re reusing yours, we match the existing hardware to the new plumbing rather than forcing a universal fit.

Penhallow Remodeling Austin is an independent remodeling contractor. We’re not affiliated with Blanco, and we don’t claim to be. We’re simply a crew that works with Blanco products regularly and knows their specs well enough to build an addition or ADU around them correctly the first time.

Signs Your Blanco Home Additions & ADU Is Failing

  • Your Blanco sink rim is separating from the countertop after years of service. This usually means the undermount clips have loosened or the original adhesive has failed from Austin’s summer heat cycling. In an addition we build, it never gets to this point because we use mechanical fasteners, not adhesive alone, and we seal the rim with a flexible silicone that moves with the house.
  • Water pools around a Blanco faucet base in an older build. The cartridge or O-ring has worn down, and on Blanco units this often shows up as a slow drip that gets worse when the water heater runs. If you’re keeping the faucet during an addition, we replace the cartridge as part of the plumbing rough-in so you’re not reopening a wall later.
  • A Blanco Silgranit sink shows white hazing or mineral staining from hard Austin water. This isn’t a structural failure, it’s surface buildup. We can return the finish close to original with the right cleaning protocol during a remodel, and in an ADU we spec a water softener loop if the main house already has one.
  • The drain connection under the Blanco sink has been patched with flex pipe and putty. Flex pipe under a kitchen sink was never a permanent fix. When we build an addition or ADU, we hard-pipe everything under a Blanco sink with proper P-traps and cleanouts, because an access panel in a new wall is a lot cheaper than tearing out drywall a year later.
  • You have the space now but the Blanco fixture layout doesn’t fit the new floor plan. This is the most common “failure” we see in a home addition or ADU: the existing Blanco sink is on the wrong wall, or the island it’ll live on doesn’t exist yet. We plan the plumbing and electrical rough-ins so the Blanco lands exactly where the drawings say it should.

Replacement Cost & What’s Included

For a home addition in Austin, expect $45,000 to $130,000 depending on square footage, foundation type, roofline complexity, and finish level. A detached ADU runs $90,000 to $220,000 because it’s a full standalone structure with its own electrical service, water line, sewer or septic tie-in, and foundation. If you’re reusing or installing a Blanco sink and faucet as part of the project, the fixture labor is typically a small line item inside the overall budget, usually $300 to $900 for a standard undermount install plus rough-in plumbing, depending on how much pipe needs to move.

What drives the number up or down in Austin: a slab-on-grade addition costs less than a pier-and-beam addition because there’s no crawlspace work. An ADU with a full kitchen and bathroom costs more than a studio with a kitchenette. Utility runs get expensive fast if the ADU sits more than 50 feet from the main water and electrical panels. And yes, Austin’s permitting and inspection fees are real money, especially with the city’s ADU overlay rules in certain neighborhoods.

Every Penhallow Remodeling job starts with a written price before any work begins. Not a range, not a ballpark, a written number. And every project carries the 365-Day Done Right Promise: if something isn’t done right inside a year, we come back and fix it at no charge. That’s in writing on every addition and ADU we build in Austin. We also pull permits, schedule inspections, and use materials from trade brands including KraftMaid, Cambria, and Silestone alongside Blanco fixtures, so the layers of protection behind the work are on paper and on the product.

DIY or Call Us?

A home addition or ADU is not a DIY project. The foundation, framing, electrical, plumbing, and roof all have to carry real loads, pass Austin inspections, and hold up to Texas heat and the occasional freeze. We don’t say that to scare anyone off; we say it because the most expensive projects we fix are the ones someone tried to self-build and then needed rebuilt. What an Austin homeowner can do before calling us: measure the existing space, note where the Blanco sink and any gas or water lines currently sit, and pull the original survey if you have it.

What we do when you call: walk the site, listen to what you’re trying to achieve, and write a number. Trevor’s whole approach is built on one idea: give the customer a real price on day one, then do exactly what you said you’d do. Tell me what you need, I’ll tell you what it costs, and we’ll go from there. Call (325) 225-5429 for a free estimate on your Austin addition or ADU.
