James Hardie Driveway & Pavers: The Austin Owner’s Guide

James Hardie doesn’t manufacture driveway pavers. That’s the first thing you should know, because it changes how you approach this repair. What Austin homeowners actually have is a driveway or paver installation paired with James Hardie siding on the home, and the failure point is almost always in the paver base or the transition where the driveway meets the house foundation. At Penhallow Remodeling Austin, we install paver driveways in Austin for $7,000 – $18,000, and concrete driveways for $4,500 – $12,000, and we’re the crew that shows up when another contractor’s paver job starts sinking, shifting, or cracking around the edges.

Most people call us after a hard Austin summer followed by a wet spring. The clay soil under Travis County expands and contracts so aggressively that pavers laid on a thin gravel base will heave within two or three seasons. You’ll see it first at the driveway apron, near the street, or where the pavers meet the James Hardie siding line at the foundation. The gap opens, water gets in, and the next time you back the truck out, the whole edge row shifts.

Which James Hardie Models This Applies To

We mention James Hardie on this page for a good reason: most of the paver driveways we replace in Austin sit next to homes sided with HardiePlank lap siding or HardiePanel vertical siding. The driveway itself isn’t a Hardie product, and we’re an independent service provider, not affiliated with James Hardie. But the compatibility question matters, because the transition detail between your pavers and the siding line determines whether you’ll get water intrusion at the foundation.

Here’s the gotcha most people miss: HardiePlank requires a minimum 6-inch clearance between the bottom edge of the siding and any paved surface that slopes toward the house. On paver driveways, that means the finished paver elevation has to be set low enough that the siding stays above the splash zone. If the pavers were laid too high, or if base material has built up over the years, you’ll see wicking at the bottom row of siding. That’s the failure we fix by re-grading the paver base and sometimes trimming a row of siding back to spec.

When we replace a driveway, we always check the HardiePlank clearance first. If the siding was installed over a previous driveway at a lower grade, lifting the new pavers even two inches can create a code violation that leads to rot behind the siding. Austin’s building code references the 2018 IRC on this. We pull a permit when the project changes grade by more than 4 inches, and we document the clearance in the written quote before work starts.

Signs Your James Hardie Driveway & Pavers Is Failing

  • Edge pavers lifting at the apron. The concrete gutter pan in Austin streets expands in summer heat, pushing the first two rows of pavers upward. What you’re seeing is thermal expansion, not settling. The fix is cutting back the paver edge and installing a flexible expansion joint, not just hammering pavers back down.
  • Low spots that hold water after rain. A properly compacted paver base drains through the joints. A low spot that holds water for more than 24 hours after a storm means the base material below has eroded, usually from a plumbing leak or poor compaction during the original install.
  • Sand washing out of the joints. In Austin’s spring storms, heavy rain can flush polymeric sand from joints if the original installer used too wide a joint or skipped the edge restraint. Loose joints let pavers shift, and shifting creates trip hazards.
  • Moss or algae growth in shaded areas. Under live oaks on the north side of a driveway, pavers stay damp. If you’re seeing green growth between joints, the base isn’t draining, and you’re losing sand to biological breakdown. We treat this with proper re-sanding and, where needed, re-grading for drainage.
  • Cracking at the driveway-to-foundation transition. If a concrete or paver driveway is poured tight against the foundation slab without an isolation joint, the clay soil’s expansion will crack the concrete and transmit pressure to the slab edge. That’s the crack that runs from the driveway into the garage floor.

Replacement Cost & What’s Included

A full paver driveway replacement in Austin runs $7,000 – $18,000 depending on square footage, paver style, base depth, and site access. Concrete driveway installation runs $4,500 – $12,000. If the existing base is salvageable, you might only need a partial rebuild: re-grading, re-compacting, and re-setting pavers on the existing compacted base often lands in the $2,000 – $5,000 range for a typical two-car driveway.

Every quote we write includes the line items: demolition and haul-off of the old surface, sub-base excavation and compaction, crushed limestone base material, paver or concrete material, edge restraints, sand or joint compound, and labor. We don’t hand you a single number with no breakdown. And the number on the quote is the number on the invoice, backed by our 365-Day Done Right Promise. If the driveway shifts, sinks, or cracks inside that first year, we come back and fix it at no charge, in writing, before we ever put a shovel in the ground.

DIY or Call Us?

You can safely check your own driveway for level using a 6-foot straight board and a bubble level, and you should check the gap between your HardiePlank bottom edge and the paved surface. That’s a five-minute check that tells you a lot. But once you’re lifting pavers, compacting base material, or re-grading for drainage, you’re into work that requires a plate compactor, a transit level, and the skill to read the existing grade. One paver pulled wrong at the edge can set off a chain reaction that walks your whole edge row out of alignment.

And the foundation transition is one place we never recommend DIY. Get that grade wrong and you’re directing water at your slab instead of away from it. Foundation repair in Austin starts around $5,000 and goes well past $20,000. That’s a risk you don’t want to take to save a few hundred dollars on a compactor rental. If you’re not sure what you’re looking at, call us at (325) 225-5429 and we’ll come out and tell you straight. Tell me what you need, I’ll tell you what it costs, and we’ll go from there.
