Belgard Home Additions & ADU: The Austin Owner’s Guide

Penhallow Remodeling Austin plans and builds Belgard-compatible home additions and ADUs across Austin, with most full additions landing between $45,000 and $130,000 depending on square footage, foundation work, and finish level. Belgard’s interlocking concrete paver and wall systems are built for Central Texas soil, but the real cost driver is what’s underneath: pier-and-beam or slab prep, drainage, and tie-in to your existing roofline. Most owners call us after noticing the same three things: cracking in the addition’s slab or patio connection, shifting paver lines where the new structure meets the old, or water pooling at the joint after the first hard Austin rain.

Trevor Nash has been building additions in Austin for over a decade, and the failures he sees are rarely the Belgard product itself. They’re almost always in the preparation: a footer poured too shallow for expansive clay, a drainage plane skipped to save a day, or a door threshold flashed wrong so the first big storm sends water under the sill. That’s why our written price includes the prep work other contractors leave off the estimate.

Which Belgard Models This Applies To

Belgard doesn’t make “addition kits” in the way some manufacturers do, so the question is really which Belgard systems integrate with a home addition or ADU built in Austin. We work most often with three: the Dublin Cobble and Lafitt Grana paver lines for patio and walkway tie-ins, the BelAir Wall and Ledgewood block systems for low retaining walls and stem-wall facades, and the Cambridge Cobble family when the addition includes a driveway extension or new parking pad for an ADU. Each of these has slightly different joint widths and base requirements, so matching the pavers on the addition to the pavers on the original hardscape is not as simple as ordering the same color.

A compatibility gotcha we see on older Austin homes: Belgard changed the chamfer profile (the subtle bevel at the top edge of the paver) on several lines around 2018. If you’re tying new Belgard pavers into a patio installed before that, the new pieces can sit visibly higher or lower even in the same color. We stock a field-gauge tool to match chamfer depth before ordering, and we’ll always order a sample batch and lay it dry before committing. On the wall side, older Belgard Anchor Diamond blocks are no longer in production, so if a retaining wall on your addition has shifted, we source through the Belgard Reclamation program rather than trying to force a mismatched block in place.

We are an independent remodeling contractor, not affiliated with Belgard. Our recommendations come from tearing out and rebuilding enough of these systems to know what holds and what doesn’t under Texas sun and clay.

Signs Your Belgard Home Additions & ADU Is Failing

  • Hairline cracks at the addition-to-house seam. Austin’s clay soil expands and contracts harder than most of the country. If the addition’s slab wasn’t engineered for that movement, the seam between old foundation and new foundation will open up within the first two seasonal cycles. Caulk hides it for a season. A properly placed expansion joint and footer tie handles it for decades.
  • Water pooling at the base of a Belgard retaining wall. This usually means the wall was installed without a proper drainage column behind it, or the weep holes were set too high. In heavy Austin spring rain, hydrostatic pressure builds behind the wall and starts pushing blocks outward. You’ll see the top course lean a few degrees before it gets worse.
  • Paver lines shifting near the addition’s downspout or AC condensate line. Continuous water discharge from one spot erodes the paver base material underneath, and you’ll get a visible dip or spreading joints right where the water lands. If the addition added roof area, the old downspout location may be handling twice the water it did before.
  • Door or window sticking in the new addition, especially after a dry spell. This is a sign the addition’s framing or foundation is moving independently of the main structure. Some movement is normal in Texas, but if a door that swung clean in May won’t latch in August, something is transferring load where it shouldn’t.
  • Efflorescence (white chalky film) creeping up the foundation or the bottom course of Belgard wall block. It’s cosmetic in the short term, but it tells you water is moving through the masonry and evaporating at the surface. Over time that same water path rots sill plates, rusts anchors, and freezes the wall apart if we ever get a hard winter.

Replacement Cost & What’s Included

A wide opening with a new beam where the kitchen wall was removed

A full home addition on a Belgard-integrated footprint in Austin runs $45,000 to $130,000 with Penhallow, and an ADU built to code on the same property typically starts at $90,000 for a finished unit with bathroom and kitchenette. But if the failing piece is the hardscape or wall system around an existing addition, the repair range is far narrower. Belgard paver re-leveling and re-compaction on a failing patio tie-in runs $3,500 to $11,000 depending on square footage and base repair depth. Wall rebuilds with proper drainage can run $4,000 to $10,000, and slab seam repair with epoxy injection and a new expansion joint falls between $1,500 and $4,500 in most Austin homes we see.

What drives the number up or down is mostly what we find under the surface. If the base was built with eight inches of gravel at the right compaction, re-leveling is straightforward. If the original installer threw pavers on two inches of sand, we’re digging everything out and starting over. Our written estimate for any Belgard repair includes removal, base rebuild where needed, reinstallation with matched material, and the 365-Day Done Right Promise in writing. If it fails inside the guarantee period, we come back at no charge. If a repair fails after your free fix, the second return visit is on us too.

DIY or Call Us?

You can check three things yourself before spending a dollar: look for standing water after rain and note where it pools, run a straightedge across paver lines to see how much they’ve settled, and pull back mulch or soil at the foundation to check for visible cracking. Those observations help us quote accurately over the phone before we ever set foot on the property.

What you should not DIY is re-leveling Belgard pavers or rebuilding a retaining wall that carries any load from the addition. Belgard paver systems depend on a compacted base and edge restraint that can’t be eyeballed. Get it wrong and the pavers will sink again in the next heavy rain, and a failing retaining wall near a structure can shift suddenly enough to cause real injury. Block walls near occupied space deserve a trained hand. If you’re anywhere between South Congress and Round Rock and you’ve got shifting hardscape against your addition, call (325) 225-5429 and we’ll come look before you pull a single block out.
