ES Windows Roofing: The Austin Owner’s Guide
ES Windows roofing parts are not something most Austin homeowners think about until water starts coming through. On most ES Windows residential models, the roofing component refers to the integrated flashing system and glazing gasket assembly that seals the window unit at the head, not a traditional shingle roof. We install and replace ES Windows-compatible roofing components for $400 – $1,800 installed, and we keep the common failure parts in stock on our Austin service trucks. Most owners discover a problem after a spring thunderstorm, when they see a water stain spreading on the ceiling or notice daylight peeking through the top of the window frame.

Trevor Nash has been working around the peculiar failure points of ES Windows units in Austin for over a decade. The roofing component on these windows takes the brunt of our weather, and it fails in predictable ways. The good news: it is almost always fixable without replacing the entire window. The harder truth: by the time you see the stain, the gasket has usually been compromised for months.
Which ES Windows Models This Applies To

The roofing component we replace most often appears on the ES Windows 200 and 400 series residential units, along with the older 500 series commercial-style installations that show up in some South Congress and Hyde Park homes. To identify what you have, look at the small white label on the inside of the window frame, usually printed along the edge or inside the track. The label lists your series number and manufacturing date. If it is unreadable, the rough opening measurement and the glass thickness are the next best identifiers.
One compatibility gotcha worth knowing: ES Windows changed their glazing gasket profile in 2012. Units built before that use a flat-profile gasket that is no longer produced as an OEM part. The aftermarket equivalents we source hold up well in Texas heat, but they are slightly firmer and need to be seated with a specific edge tool so they do not bind. On post-2012 windows, we use OEM ES Windows parts when the lead time allows, which is most of the time. The pre-2012 units are where an experienced installer matters most, because forcing a new gasket into an older frame creates exactly the kind of leak that brought you to this page.
We also keep in mind that ES Windows roofing assemblies differ by install method. Units set into stucco openings, common in newer Austin subdivisions, use a head flashing with a built-in drip edge. Units in older wood-framed homes typically have a separate metal flashing piece. If you’re missing the drip edge on a stucco install, the window can look perfectly sealed and still leak during a hard rain because water rides back under the flashing. That’s the kind of detail most general inspections miss.

Signs Your ES Windows Roofing Is Failing
- Water staining at the top inside corners of the window opening. This is the classic symptom and it means the head gasket has lost its seal. By the time the stain is visible, the leak has usually been active through several rain events and the surrounding drywall is absorbing moisture.
- Daylight visible between the top of the window frame and the wall. This is an advanced-stage problem, usually indicating the exterior flashing has pulled away or corroded. In Austin, the combination of intense UV exposure and seasonal expansion/contraction makes metal flashing pull loose more often here than in milder climates.
- Discolored or crumbling sealant at the top exterior edge of the window. ES Windows units are designed for a specific sealant bead depth. When the sealant is failing, it often looks chalky or shrinks back from the frame edge. This allows water to sit against the gasket, which accelerates its breakdown.
- Drafts along the top of the window, even when the sash is locked. Losing the roofing seal means losing the air seal. You will feel it most in January during a north wind, and the draft is often blamed on the window when it’s actually the roofing gasket.
- Condensation or mold on the interior wall surface above the window. Persistent moisture in the wall cavity shows up as paint bubbling or a persistent musty smell. In Austin’s humid months, this becomes a health issue fast because the wall stays damp longer.

AfterReplacement Cost & What’s Included

In Austin, ES Windows roofing component replacement runs $400 – $1,800 installed, depending on two things: the series of your windows and how much of the assembly has failed. A simple gasket replacement on a single post-2012 200 series window is at the low end. A full head flashing replacement with new gasket, sealant removal, and stucco repair on a pre-2012 unit with water-damaged surrounding substrate runs toward the top of the range.
The price we quote is the price you pay. We write it down before we touch the window, and the number includes the part, the labor, the disposal, and a written 365-day guarantee. If the repair fails inside that year, we come back and fix it at no charge. That’s a promise we make on every job, in writing, on day one. We also give you a defined arrival window and leave the job site cleaner than we found it.
Our technicians are background-checked and uniformed. When they arrive, they’ll show you the failed part, explain what they’re replacing and why, and walk away only after the unit passes a water-tightness test.
DIY or Call Us?
You can safely check the visible condition: look for crumbling sealant at the top exterior edge, daylight through the frame, or water stains inside. Those observations help you decide whether you’re dealing with a minor seal failure or something more involved.
Here is where DIY goes wrong: removing the old gasket without the right edge tool tears the channel, and the replacement leaks worse than before. Rebedding exterior flashing requires working on a ladder at roofline height, often with a drill and a tube of sealant in your off hand. And if the wall cavity already holds moisture, you need to dry it properly before any new seal goes in, or you’re locking water inside the wall. We have seen dozens of Austin homeowners do a careful-looking patch job in June and watch it leak again in September.

FAQs

On post-2012 units, expect 12 to 15 years before the gasket loses flexibility. In Austin’s heat, the gasket material oxidizes faster than it would in a milder climate, and the UV exposure shortens the usable life by a few years compared to the manufacturer’s testing conditions. Pre-2012 gaskets are now beyond their service life, and we recommend replacement even before you see a leak if you own those units. Call (325) 225-5429 for a free estimate.
Small sealant failures can sometimes be repaired with fresh bead, but the underlying gasket is usually the real problem and it cannot be patched once it has hardened. Patch jobs on a compromised gasket typically fail within one season. Our approach is to replace the failed component so the repair holds, and our 365-day guarantee covers it. Call (325) 225-5429 and we’ll inspect it with you.
For a single window, the replacement takes 90 minutes to two hours including removal, installation, water testing, and cleanup. Multiple windows on the same visit are faster per unit since we already have the equipment set up. You will have a defined arrival window before we come. Call (325) 225-5429 to schedule.
We keep the most common ES Windows roofing gaskets, head flashings, and sealants on our Austin service trucks. For post-2012 OEM parts, if we do not have your exact size on the truck, the lead time is usually three to five business days. Pre-2012 aftermarket gaskets are stocked regularly because they’re the most requested. Along with ES Windows parts, we also carry components for KraftMaid, Cambria, and Silestone installations. Call (325) 225-5429 with your series number and we’ll tell you exactly what we have.
