Tamko Windows & Doors: The Austin Owner’s Guide
If you have a Tamko window or door that’s failing, we can match the part, give you a written price, and install it right the first time. Most Tamko window and door replacements in Austin run between $4,500 and $15,000 depending on how many units, the series, and whether the frame needs rebuilding. We stock common Tamko-compatible hardware on our trucks and can source specific series parts quickly.

The way most Austin homeowners discover a failed part is quiet at first: a window that won’t latch cleanly, a door that drags against the jamb in August, or water staining the drywall under a window after a hard rain. You don’t need a full remodel to fix it. You need the right part, matched to your Tamko unit, installed by someone who will stand behind it in writing. That’s the job we do. I’m Trevor Nash, owner of Penhallow Remodeling Austin, and we’ve been fixing windows and doors across Austin for well over a decade. Tell me what you need, I’ll tell you what it costs, and we’ll go from there.
Which Tamko Models This Applies To

Tamko has made several window and door lines over the years, and knowing your series matters more than knowing it’s “a Tamko.” The Heritage and Pro lines use different balance systems than the builder-grade units that went into a lot of Austin subdivisions in the early 2000s. If your window has a label on the frame, usually on the top or side rail, you’ll see a series code and sometimes a size. That label is the fastest way for us to match the part.
If the label is faded or painted over (which we see constantly on the older homes around Hyde Park and Crestview), we measure the sash and the frame thickness, then check the balance channel style. Tamko’s older single-hung units use a block-and-tackle balance that is not interchangeable with the spiral balances in newer double-hungs. That’s a compatibility gotcha that causes real problems: ordering a generic balance set online gets you a part that fits the slot but not the spring rate, and the window slams shut or won’t stay up. We match both the physical size and the spring tension to your specific sash weight. For Tamko doors, the biggest variable is the threshold width and the hinge mortise pattern. OEM Tamko sweeps and thresholds are getting harder to find for pre-2010 lines, and quality aftermarket equivalents from brands like Therma-Tru can outperform the original in Texas heat. We’ll tell you honestly when OEM is worth the wait and when a better aftermarket part makes more sense.

Signs Your Tamko Windows & Doors Is Failing
- A sash that drops or won’t stay up. The balance system has lost tension or the clutch has worn out. On Tamko single-hungs, this is almost always the block-and-tackle balance, and it tends to fail more often on the south-facing windows that bake in the Austin sun year-round.
- Condensation between the glass panes. The insulated glass unit seal has failed. Once the seal goes, the argon or krypton fill escapes and you lose the insulating performance. This is a glass replacement, not a whole-window replacement, and it’s the most common Tamko repair we do in Austin’s humid months.
- Water staining on drywall below a window or around a door. The flashing, sill cap, or weatherstripping has given out. On older Tamko units in North Austin, the caulk line degrades from UV exposure, and rainwater gets driven into the rough opening. This one needs attention fast because it’s not just the window failing, it’s the framing behind it.
- A door that sticks in humid months and swings freely in dry months. The slab has absorbed moisture or the jamb has shifted. Austin’s clay soil expands hard in spring rains and shrinks in drought. Sometimes it’s just the hinges that need resetting, sometimes the threshold needs rebuilding. We’ll tell you which one it is before we touch a tool.
- The lock won’t engage or the handle spins loose. The multipoint lock gear has worn or the tie rod has snapped. This is a security problem, not a cosmetic one. A door that won’t lock deadbolts isn’t a door, it’s an invitation, and we treat it that way.

AfterReplacement Cost & What’s Included
Here’s what real Austin pricing looks like for Tamko-specific work:

- Single window glass seal replacement: $400 – $1,200 installed
- Balance system replacement (per window): $250 – $600 installed
- Full window replacement: $4,500 – $15,000 depending on unit count and frame condition
- Door threshold and sweep replacement: $300 – $900 installed
- Multipoint lock replacement: $250 – $700 installed
What drives the range is the series age, whether the frame needs rebuilding, and how many units you’re doing at once. Every job gets a written price before we start. The number on that sheet is the number on the invoice. If the repair fails inside a year, we come back and fix it at no charge. That’s the 365-Day Done Right Promise, and it’s in writing on every single job we do in Austin.
DIY or Call Us?
You can safely check the label on the frame, measure the visible glass dimensions, and snap a photo of the balance channel if you’re comfortable taking the sash out. Those three things help us price the job accurately over the phone. What we don’t recommend is pulling a Tamko double-hung apart and trying to swap balances yourself from a kit you found online. The spring tension on a block-and-tackle balance is strong enough to take a real bite out of your hand, and getting the spring rate wrong means the window becomes a guillotine. Same goes for a door that’s binding: if the slab has swollen, shaving it is a temporary fix that ruins the factory seal. A background-checked, uniformed technician from Penhallow Remodeling Austin will diagnose it properly and fix it with a warranty that’s worth the paper it’s written on. Call (325) 225-5429 and we’ll walk you through what to check before we even send a truck.
FAQs

Most Tamko windows and doors hold up well for 15 to 20 years in Austin, though south-facing windows with direct Texas sun will often need seal or balance work by year 12 or 13. The sun and humidity do more damage here than the cold ever will. Call (325) 225-5429 if your units are hitting that age and starting to show symptoms; catching a seal failure early is cheaper than replacing rotted framing later.
Yes, in many cases. Glass seal failures, balance systems, weatherstripping, thresholds, and lock hardware are all repair items, not full replacements. We’ll tell you straight if a repair buys you five more years or if replacement is the smarter money. The inspection and estimate are free either way.
Most single-window and single-door repairs take two to four hours from arrival to cleanup. A full window replacement across multiple openings typically takes one to three days depending on frame work and trim. We’ll give you a defined arrival window before we show up, and we leave the job site cleaner than we found it.
We keep common Tamko-compatible hardware, balances, sweeps, and lock mechanisms on our trucks for same-visit fixes. For rare or OEM-specific series parts, we order directly and give you an honest timeline. We also stock parts for other trade brands including KraftMaid, Cambria, and Silestone, so if you have a mixed house, we can likely handle everything in one visit.
